So what is property wholesaling and how does it work? Well, in its simplest form, a wholesaler is a middleman between the property owner/seller and the rehabber.
To understand wholesaling, consider the following example: You’ve found a property that will be worth $350,000 after rehabbing. The property requires about $50,000 in improvements and repairs. You secure a contract on the property for a sum of $250,000. Next, you find a fellow investor and rehabber who’s ready to purchase the property as-is for a sum of $270,000. You assign the contract to the fellow investor/rehabber and earn a profit of $20,000. The rehabber remodels and repairs the property and ultimately sells it for $340,000, so the investor/rehabber profits as well.
The wholesaling process often (but not always) involves distressed property owners, that is, individuals who are behind on their mortgage or facing foreclosure. An adept wholesaler will negotiate a selling price that’s significantly less than the commercial real estate’s value. The wholesaler usually expends money as a down payment on the property. Once sale contract is drawn up, the property’s contract can be assigned to a rehabber who will perform improvements and renovations required to boost the property value and allow for a maximum return.
After the investment property is renovated and rehabbed, the rehabber will oversee the sale to its end buyers or they may opt to keep the property, using it as a rental holding.

Jeffrey Love came into the real estate investing field largely by chance. “I started from the bottom up,” he explained. He went to school to become a loan officer and mortgage broker. He worked in the financial area of the real estate industry for about two years, in 2006 and 2007.
But this wasn’t Jeffrey’s only venture. “I established a landscaping company from nothing and built it up to the point where I had two full-time employees and four part-time employees. At that point, I still had a full-time job in finance and I managed the landscaping at nights and on weekends,” Jeffrey explained.
He continued, “I started out with residential clients and then moved into some small commercial clients and it was around this time I encountered an investor who was buying houses, performing fix and flips. This spurred my interest in real estate investing.”
A family member was also involved in the real estate industry, with numerous property holdings, totaling about 300 units. “He was doing well in real estate too, so it really piqued my interest further,” Jeffrey explained.
So he finally took the plunge, working with a partner to acquire a rental property in Southport, Florida. They planned to fix up the property and maintain it as rental holding. But just when things were starting to get underway, the unthinkable occurred: “I gave my partner full access to the account. He cleaned it out and ran off with the money.”
But this negative experience didn’t deter Jeffrey from moving ahead in the industry. He continued working his day job in the mortgage and lending industry.
In 2007, Jeffrey attended school to become a real estate agent and it was around this time that he encountered another real estate investor who served as a mentor of sorts, helping him to get involved with wholesaling real estate. He also attended numerous training courses to learn more about the laws, techniques and strategies surrounding the real estate investing industry.
Jeffrey has been dealing in wholesaling since 2008, handling various real estate wholesaling transactions on a part-time basis.
“It was February 2015 when I got real serious about investing and wholesaling. In the period from September 2015 to December 2015, I started making some serious money and making good contacts. I earned about $30,000 in wholesaling during that period,” he explained.
Jeffrey Love is now involved in fix and flips, wholesaling and short sales, both for residential properties and commercial properties.
He deals primarily with properties in Bradenton, Sarasota, Manatee County and Hillsborough County, Florida.
Jeffrey is open to purchasing distressed properties directly from property owners. He’s also open to new partnerships with fellow investors who are seeking to pursue a joint venture.
